Position Overview:
The Vice President of Land Development plays a pivotal role within our leadership team, tasked with overseeing the provision of finished lots that are crucial for meeting our sales, profitability, and growth goals. This strategic position involves collaboration across departments to meet the diverse needs of sales, marketing, and construction, ensuring the seamless development of land that aligns with our vision. By working hand-in-hand with our land acquisition team, this role contributes to the meticulous planning and cost estimation that underpin our commitment to excellence and innovation in homebuilding.
Key Responsibilities:
Foster collaborative partnerships with civil engineers and design experts to create high-quality, cost-efficient community plans.
Ensure the construction of building pads that maximize efficiency and cost-effectiveness.
Select and manage high-performing contractors to bring our development plans to life, ensuring projects are completed on schedule or sooner.
Oversee construction budgets to ensure alignment with our financial targets.
Coordinate with local government inspectors to address construction-related issues promptly.
Lead the development of community amenities, entrances, and overall land development plans.
Work alongside municipal inspectors for community approvals and to facilitate bond reductions.
Handle the maintenance warranty period and oversee community transitions to ensure timely bond release.
Efficiently manage bond requests and letters of credit.
Play a key role in establishing and managing homeowner associations, participating in HOA boards during initial phases and overseeing the transition of control to residents.
Qualifications:
Bachelor's Degree in construction management, business, or a related field, or equivalent experience in construction management.
A minimum of 5 years' experience in land development construction management, including expertise in clearing, grading, and installation of essential infrastructure.
At least 5 years of experience in the homebuilding industry is preferred.
Profound understanding of government and industry specifications for land development.
A track record of leadership, strategic planning, and collaboration across various teams.
