Position Summary: The Vertical Development Associate ("VDA") supports the vertical development and construction team, providing assistance with project programming, planning, design, permitting, budget tracking, schedule tracking, construction monitoring, data gathering and other project support and project administration tasks to further the vertical development team's initiatives.
Company Overview: Wasatch Peaks Ranch ("WPR") is developing and building a new private club community located in the Wasatch Mountains 30 minutes north of Salt Lake City. The development encompasses 12,000 acres including 3,000 acres of private ski terrain; a Tom Fazio championship golf course; and 450-500 private homes and homesites being developed under a multi-phase 10 to–20-year buildout. This multi-billion-dollar project will offer the most exclusive array of skiing, golf and other private amenities in an exclusive club setting in the United States.
Duties/Responsibilities: · Assists with building programming and master-planning including coordinating meetings with the WPR's Horizontal Development, Operations and/or Properties Teams.
· Assists with entitlement and permitting efforts including assembling land use and building permit applications, monitoring agency review/comments and issuing tracking reports for all vertical development approvals/permits.
· Provides environmental and regulatory compliance support including monitoring contractor SWPPP certification/compliance, conducting field verification of contractor compliance with WPR environmental awareness policies/practices, documenting environmental permit field work/compliance, preparing project closeout reports and accompanying/supporting consultant field work.
· Oversee design/engineering and construction documentation status and organization, including loading documents into the vertical development sharepoint site, maintaining up-to-date files and coordination of missing documentation. Assists with compilation and distribution of design/engineering/construction documentation.
· Assists with oversight, coordination, and tracking of design team deliverables and responses including architects, engineers, interior designers, contractors, and vendors.
· Assists with the preparation of bid packages, bid documentation tracking, bid information responses, bid tracking/comparison and assembly of contract exhibits and supporting documentation.
· Assists Construction Managers, Directors and VP on pre-construction project estimating, and post-commencement project costing and budget tracking.
· Provides construction management support including monitoring/tracking of Notices to Proceed (NTPs), Requests for Information (RFIs, Change Orders (COs), Field Orders (FOs), etc.
· Monitor contractor and consultant field reports and evaluate contractor and consultant efficiency and cost risk, provide initial review and recommendations of pay applications/invoices, including verification of quantities, and perform other contractor and contractor administrative duties.
· Assists in the development and execution of a quality control and oversight program across all vertical projects.
· Assists with monitoring of site safety and site security compliance and provide site safety and site security reports for the vertical development team.
· Assists with the monitoring/tracking of actual costs to budget, budget status/variance reports and analytics related to development returns, investment, costs, and budgets.
· Assists with monitoring/tracking of schedule status/projected completion, schedule status/variance reports and analytics related to development and construction schedules.
· Provides status reports to development team, including weekly project status updates (schedule, costing, risks, mitigations, outlook).
· Provides status reports to sales team and business team and respond to sales and business team requests for development/construction status, documents and data.
· Assist and coordinate with VP and the real estate finance/accounting team to adjust project cash flows and develop/adjust project proformas.
· Assists on the procurement, tracking and coordination of project-specific insurance.
· Assist in the outreach and expansion of contractor resources that have capability to execute and advance WPR's goals.
· Prepares presentation materials for internal team presentations, CEO/Executive Team presentations, managing partner presentations and GP/investor presentations and other presentations.
· Prepares reports and assists with other vertical development team special projects and initiatives.
· Proactively reports any issues to the responsible horizontal team development and/or construction manager.
· Support of select efforts/tasks related to the development's utility and special districts.
· Performs other duties as assigned.
Required Skills/Abilities: · Excellent verbal and written communication skills.
· High-level attention to detail and desire to learn and grow in the real estate development industry.
· Ability to effectively multitask and advance project goals while analyzing and solving problems.
· Understanding of bidding, contracts, plans, specifications, and regulations.
· Ability to remain flexible and efficient in an evolving, high-energy environment.
· Understanding of architectural, engineering, and other vertical development-related documents, terms and processes.
· Proficient in Microsoft Office Suite or related software.
· Ability to speak Spanish preferred.
Education and Experience: · Bachelor's degree in Real Estate Development, Finance/Business, Architecture, Construction Management, Construction Science, or Building Engineering preferred.
· At least two years of vertical development/construction experience (or equivalent experience) required with club/resort/hospitality development experience preferred.
