Performs difficult skilled work troubleshooting and assessing the need for maintenance, repair, modification, installation and construction of structures in buildings and facilities and participating and overseeing repair activities; does related work as required. Work is performed under the regular supervision of a Trades/Maintenance Supervisor. Supervision is exercised over trades workers and helpers.
This is medium work requiring the exertion of 50 pounds of force occasionally, up to 20 pounds of force frequently, and up to 10 pounds of force constantly to move objects; work requires climbing, balancing, stooping, kneeling, crouching, reaching, standing, walking, pushing, pulling, lifting, fingering, grasping, feeling, and repetitive motions; vocal communication is required for expressing or exchanging ideas by means of the spoken word; hearing is required to perceive information at normal spoken word levels; visual acuity is required for color perception, visual inspection involving small defects and/or small parts, use of measuring devices, assembly or fabrication of parts at or within arm's length, operation of machines, operation of motor vehicles or equipment, determining the accuracy and thoroughness of work, and observing general surroundings and activities; the worker is subject to inside and outside environmental conditions, extreme cold, extreme heat, noise, vibration, hazards, and atmospheric conditions.
This position also establishes you as member of the Building Services Emergency Response Team. This means you may be required to report to work for after-hours emergencies and during inclement weather. ESSENTIAL DUTIES: Serving as Master Trades worker, assessing and analyzing maintenance and repair needs. Planning, overseeing and participating in maintenance and repair activities in the areas of electrical, plumbing, mechanical, HVAC, refrigeration and related trades. Troubleshoots system failures, assesses and analyzes maintenance or repair needs. Develops innovative approaches to repair systems. Installs, repairs, and maintains electrical systems including single phase and 3 phase systems. Installs circuits for machinery and equipment using various wiring techniques. Designs and installs lighting systems. Repairs wooden structures and equipment such as doors, door locks, windows, roofs, walls, floors, benches, desks, chairs and fences. Performs skilled electrical, plumbing and mechanical work in the installation, repair and maintenance of HVAC equipment. Maintains air conditioning systems in buildings. Installs, rebuilds and maintains plumbing in buildings. Rebuilds faucets, flush valves, etc. Maintains heating systems including cleaning and replacing filters. Does welding and fabricates metal fixtures; designs projects, estimates material needs and purchases materials; Assists other trades as necessary. Performs related tasks as required and other duties as requested. JOB SPECIFICATIONS/PHYSICAL REQUIREMENTS: The ability to be on your feet for long periods. The ability to work alone or with others. Thorough knowledge of the common practices, tools and terminology of the building trades. Thorough knowledge of the use and characteristics of common building materials. Ability to recognize and assess maintenance and repair needs. Skill in the use of tools and equipment. Ability to work from sketches, drawings, plans or specifications. Ability to follow oral and written instructions. Ability to estimate needed materials and time required for various jobs. The abilities to obtain building permits for work requiring a permit from the City of Portsmouth. EDUCATION AND EXPERIENCE:
Master Certification required; extensive experience in electrical, plumbing and mechanical systems. SPECIAL REQUIREMENTS:
Possession of a valid State of Virginia noncommercial driver's license and any other licenses as may be required by law. APPLICATION PROCEDURE:
