This position does require a strong on-campus presence.  GENERAL SUMMARY: Provide maintenance service to students, staff and the public in general. Maintains, repairs, remodels and improves the building, mechanical equipment, utility systems, landscaping, snow removal, parking lots, and performs maintenance, repairs and seasonal change over of motorized equipment and overall maintenance of the physical plant. Provide an environment conducive to the education of students.

 
DUTIES: Construction/Remodeling
Reading and working off construction documents (CD) and plans. Break down labor and material expenses for processing purchase requests and include quote or proposal. Provide supervisor with method of procedure (MOP) for conducting remodeling projects and off hour work. Ensure that projects are properly engineered and reviewed for code appliance and/or inspected by authorized third party compliance official. Outlines job timelines and scheduling using MS Project. Recommends and evaluates efficient project methodology, determines and advises supervisor of potential conflicts with college schedule and impacts to customers. Advises supervisor of advance announcement deadlines for pending projects. Arranges safety and security barriers to ensure the safety of students, staff, faculty and visitors.

 
Performs building remodeling as directed by maintenance supervisor and/or Director to meet the needs of college occupants. Layout job according to CD specifications using transits, plumb line, tape measure, laser level, etc. Includes ordering material, framing, hanging sheet rock, ceiling grid system, hanging doors, windows, floor tile, cove base, cupboards, shelving, white boards. Understand and comply with building codes.

 
General Building, Structural & Mechanical System Repair
Conducts plumbing repairs of pumps for water and HVAC systems, operates BAS (Building Automation System), performs HVAC maintenance and operation with Pipe Trades II and performs Pipe Trades II functions as needed and in the absence of Pipe Trades II person, installs flush valves and faucets, includes rebuilding and replacement. Installs water shock absorbers, balancing valves, toilets, urinals and miscellaneous equipment by sweating, brasing, caulking, welding, gluing or pro press of fittings. Evaluating and planning of new and existing systems to ensure compliance with health standards and code regulations. Responsible for plumbing traps, flow lines, incoming and waste lines.
Performs general building, structural and mechanical system repairs, i.e. repairs built up roof (BUR) and (EPDM) roof, flashing, siding, caulking. Removes ballast and flood tests to identify leaks, repairs/replace damaged asphalt shingles, standing seam roofs, gutters and down spouts, clears roof drains. Install and maintain bird screens. Utilize appropriate PPE for feces removal. Repair/replace door closures, lock sets, hinges, exit devices, thresholds, weather stripping, hand rails and keying/re-keying. Repairs wall damage, vandalism and graffiti. Installs and repairs cabinets and celling grid systems. Other duties as assigned.
Painting/Cement Work
Performs painting of classrooms, study areas, restrooms, parking lots, curbs, offices, hallways, mechanical rooms, etc. using sprayers, HPLV gun, rollers, brushes, etc. Properly prepares and selects appropriate products that are compatible with existing surfaces. Prepares area by using caulk, paint removers, solvents, grinders, rust remover, bead/ sand blaster, wire brush, scrapers, etc. Applies various paint products to include: enamels, acrylics, latex, textures, epoxy, lacquer, poly-urethane and varnishes, etc. Orders paint and supplies, corresponds with product representatives. Schedules and keeps records of rooms and areas painted. Select and utilize proper Personal Protection Equipment (PPE), stay current with Respirator Fit Test requirements, utilize all appropriate safety equipment and follow safety procedures. Ensure safety of by standers and/or co-workers by working off peak hours or barricading area.

 
Performs cement work such as framing and laying of pads for concrete and equipment. Sidewalk repair (minor) operation using trowels, jack hammers, floats. edgers and strikes. Applies floor Levelor concrete material to prepare or improve surfaces for flooring applications. Performs sub straight compaction and preparation and identifies problematic materials. Identify drainage and flow obstructions. Ensure that ADA grade criteria are maintained to an acceptable standard. 

 
Repair/Troubleshoot/Assemble
Repairs and assembles equipment to include: modular furniture, cabinets, counter tops, shelving, carts, desks, tables, displays, chairs, dollies, chair carts etc. Service, repair, perform routine maintenance of custodial equipment to include: riding scrubber, walk behind scrubber, buffers, vacuums, etc. Repair door closures, door stops, pencil sharpeners, bulletin boards, chalk boards and flooring. Performs maintenance and repair of snow removal equipment (tractor, dock lift) and maintenance equipment, i.e. sewer cleaning machine, core drill, welders, compressors, etc. Analyze, diagnose, troubleshoot and make repairs or recommend that repairs be made by the manufacturer of specialty equipment i.e. Nursing and Science Lab equipment, Automotive and Art equipment. 

 
Diagnose, troubleshoot and make repairs or replace commercial appliances. May recommend service from manufacturer for repairs. Equipment includes; stoves, ovens, refrigerators, dishwashers, garbage disposals, grease traps, exhaust hoods, sump pumps, ice machines, water filtration devices, drinking fountains, eye washes, clothes washer and dryer, hot water heater. Installation of new appliances. 

 
Safe environment, Snow Removal & Misc.
Maintain a safe working environment by installing safety equipment, fire extinguishers and overseeing all inspections. Assist supervisor with scheduling and arranging annual fire and safety inspections, i.e. fire extinguisher, fire doors, fire suppression equipment, sprinkler system, back flows and roof inspections. Performs minor maintenance and required periodic tests of safety devices i.e., eye wash, emergency shower, ADA door operators, safety limit devices, etc. Report any deficiencies to supervisor and follow up on repairs and/or replacement of defective appliance. Identifies and alerts supervisor of possible asbestos containing material (ACM) during any projects. Performs minor ACM cleanup using approved methods and maintain proper certification. Perform snow removal using all types of equipment i.e. snow shovels, ice chipper, spreaders, scrapers, plows, brooms, snow blowers. Trucks with plows and tractors with brooms/brushes, skid loader and ATV with plow. Responds to emergency calls example: leaking pipe, broken restroom fixtures, broken doors and roof leaks. 

  MINIMUM REQUIREMENTS : 
Four years of progressively responsible experience in the structural trades appropriate to the work assignment (including carpentry, electrical, painting, locksmithing) to include one year experience in laying out construction remodel projects according to Construction Documents (CD) i.e. measuring distances using scale, commercial framing and drywall, experience following construction code requirements, providing written method of procedure and written project timelines.

 
SUBSTITUTION: Successful completion of a formalized apprenticeship program or higher level course work from an accredited, non-correspondence, vocational or trades school appropriate to the work assignment may substitute for the required experience on a year-for-year basis.
(A COPY OF YOUR TRANSCRIPT VERIFYING THE REQUIRED CREDITS MUST BE RECEIVED BY APPLICATION DEADLINE, IF SUBSTITUTION IS USED TO MEET THE MINIMUM REQUIREMENTS) OR Lived Experience Qualifications: Four (4) years working experience volunteering on a construction project, repairing or renovating existing structures, working in disaster relief efforts, or working for a family owned construction company, etc.
You may receive credit from the age of 16 and over. You must give dates and number of hours worked, as well as job duties. REQUIRED COMPETENCIES: Plumbing:  Maintain plumbing fixtures, addressing leads/clogs and installation of new fixtures. Operating Equipment & Tools: Knowledge of equipment & tools to repair and work on HVAC, Drywall, Plumbing, Painting, Flooring, and Remodel Projects.

 
Customer Service: Providing customer service while working on projects around staff and students.

 
Building & Construction Skills: Knowledge of how to repair roof, repair damaged drywall, masonry, HVAC Repairs, Remodel including demolition, framing, hanging & finishing drywall, install flooring, Painting, Plumbing and reading blueprints.

 
Repair: Service, repair, perform routine maintenance including wall repair, roofs, plumbing fixtures, furniture, and other building entities.

 
Public Safety: Keeping safety in mind while working on all projects.

 
C ommunication: Able to communicate effectively with supervisor and staff.


Technology: Record time sheets, input work orders/data base, read and send emails.

NOTE: An essential function of this position requires exertion of up to 100 lbs. of force occasionally, and/or up to 50 lbs. of force frequently, and/or up to 20 lbs. of force constantly to move objects (i.e. lifting equipment, pushing grounds equipment, removing snow, etc.). It also requires constant or frequent climbing, stooping, kneeling, crouching, pushing, pulling and reaching. Successful candidate must be able to follow verbal communications and be able to read and comprehend written directions on labels, machinery and in manuals, etc. Also must be able to interpret written directives, policies, guidelines and memos.
