Sr. Project Manager - Hospitality Development

We offer general construction, interior design, purchasing, and FF&E installation services to our clients. In conjunction with new ownership, we are adding new construction hotels beginning 2024.

Role and Responsibilities
Full project responsibility from inception to closeout, including warranty period.
Maintain effective communication with internal and external project stakeholders, including clients, subcontractors, vendors, suppliers, and regulatory agencies.
Obtain necessary permits and approvals required for construction/renovation.
Lead Project Kickoff Meetings with Superintendent and subcontractors.
Prepare site logistics plan for material management and renovation activities on an operable hotel site.
Prepare and maintain realistic project schedule and look-ahead alongside Superintendent. Utilizing Microsoft Project
Maintain project financials, forecasting, and overall profitability while protecting the company's interest and simultaneously maintaining an exceptional relationship with the client.
Ensure that all construction activities adhere to local building codes and regulations and report any issues to stakeholders or design professionals to cure.
Advise senior management of overall project progress and critical issues impacting schedule and/or financials.
Scoping, negotiating and writing of subcontract agreements with the assistance of Contract Admin.
Manage owner progress invoicing, subcontractor / vendor payments, and risk mitigation requirements (COI's, lien waivers, etc.).
Effective Change Management, including document preparation and validation of scope, costs, and approvals.
Allocate and manage resources, including labor, equipment, and materials of vendors and suppliers.
Work with Accounting to review and determine payment invoices and ensure timely and complete payments.
Manage day to day project requirements such as timely procurement and submittals, RFIs and PCOproduction and tracking.
Identify potential risks and develop strategies to mitigate.
Oversee and enforce quality standards and safety protocols on the construction site during site visits.
Conduct regular inspections to ensure work is being carried out according to specifications.
Monitor and address issues that may affect project progress and overall schedule.
Provide regular progress updates, including weekly and monthly reports to stakeholders.
Maintain project documentation in an organized format, including progress photos, reports, meeting minutes, RFI log, CCO log, Invoice log, risk register, etc.
Conduct Project 'Lessons Learned' meeting, post completion to document and carry forward learnings.

Qualifications and Education Requirements
Bachelor's degree in construction management, building construction science, civil engineering, or a related field preferred
Minimum 5 years' experience in construction project management
Strong knowledge of construction methods, materials, and processes
Excellent problem-solving, leadership, and communication skills
Proficiency in project management software
Proficiency in Microsoft Suite - Excel and Project
High degree of familiarity with contract and subcontract documents, terms, conditions, and negotiations
Excellent written and verbal communication
Exceptional interpersonal skills
Proven history of leadership in the field of construction
Exceptional blueprint and drawing acumen
Familiarity with relevant industry regulations and standards

Preferred Skills
Hotel Renovation (PIP) project management experience
Hotel Conversion project management experience
Hotel Ground-up construction experience - Primary responsible PM
Knowledge of Hilton, Marriot, and IHG Brand requirements
Knowledge and interest of Lean Construction principles
