Responsibilities
• Supervise and manage GSOFCT Rangers and Maintainers• Manage Rangers and Maintainers PTO/Sick requests• Approve Property Team's time sheets biweekly• Complete mid-term and annual performance reviews of maintainers and rangers• Ensure cleanliness and maintenance of all buildings, restrooms, kitchens, and activity spaces• Swimming pool maintenance• Train new property staff and summer program staff on usage and care of pools• Prepare all forms for permits for seasonal well and pool operation at all properties• Perform security walks weekly around the perimeter of the camp and throughout parts of undeveloped camp• Maintain utility reduction by ensuring all electricity is off, appliances unplugged, heat is off or turned down low• Schedule and perform all state/local walk throughs with officials at all properties• Distribute keys and assign alarm codes (Hartford) for incoming new employees• Inventory Control of all GSOFCT Property Department tools, equipment, and supplies• Formulate plans for preventive measures and deferred maintenance• Contact and coordinate volunteer workdays at properties with companies such as Edgewell, Voya, United Healthcare, Hopkins School, United Way, Quinnipiac University• Plan and execute work to be performed during volunteer workday events• Assist the Director of Property with conducting electric/fire inspections• Assist the Director of Property with security walks weekly around the perimeter of the camp and throughout• Ensure all structures are locked when not in use, address and report all security concerns• Maintain utility reduction by ensuring all electric is off, appliances unplugged, heat is off or turned down low• Remove all leaves from units around buildings and gutters of all structures biannually• Plow, shovel and spread sand or ice melt when and where necessary within a timely manner of snow fall• Cut down dangerous trees as necessary to ensure the safety of campers, staff and or structures• Stock and supply firewood for campers• Arrange installation of and removal of Tents yearly• Complete work orders assigned return necessary paperwork in a timely manner• Maintain expense reports and submit in a timely manner• Perform landscaping duties as needed to always provide a clean exterior• Works cooperatively to ensure customer satisfaction with internal and external customers• Initiates Task list for Ranger and Maintainers based on site visits and plan of work• Schedules staff to complete work orders and ensure work is done efficiently and cost effective• Conduct monthly, quarterly, and annual Inspections• Meets regularly with Director of Property and Property team for updating and reporting• Embrace and enhance a culture that values diversity and ensures that staff, girl and volunteer efforts reflect the council's commitment to diversity, equity and inclusion• Carry out other duties as assigned
Requirements
• High school degree or equivalent• Minimum 3 years' experience in supervising staff• Demonstrated ability to work independently• Operate commercial and non-commercial power equipment• Ability to train staff in the proper operation and maintenance of all equipment• Moderate carpentry, plumbing, electrical and painting skills• Ability to use a smart phone/technology/Laptop• Walk/Stand/Bend for up to 8 hours per day• Ability to work 40-hour work week flexible schedule to meet the needs of the council including overtime• On call various weekend and evenings• Become a registered member and maintain membership in GSUSA• Fulfill job requirements which may require long hours, evenings, and weekends• Ability to drive a truck, ability to drive a vehicle and haul trailers as necessary• Ability to purchase supplies and equipment• Ability to work with a diverse group of staff, girls, and volunteers• Ability to positively interact with internal/external customers to meet the needs of the council• Valid Connecticut driver's license• Must carry and show proof of liability coverage of personal vehicle• Ability to work in extreme weather conditions• Physical ability to lift 90lbs
