Reporting to the Building Automation Systems (BAS) Supervisor, the Senior Building Automation Systems Technician is responsible for day-to-day maintenance and repair of Campus BAS which control building HVAC and lighting systems, the central heating and cooling plant, and monitor building energy use. This position will respond to customer comfort issues, perform routine repairs, and complete scheduled BAS preventive maintenance, and will work collaboratively with the BAS Supervisor to implement a program of proactive planned maintenance.

Essential Functions: Responds to work orders; communicate with customers to identify issues; check related BAS systems and components to identify problems; make adjustments as necessary; make lists of required repair parts; order parts; coordinate with different teams including the Systems Controls, HVAC, Plumbing, and Electrical Shops to accomplish timely repairs.
Understands and supports the University Climate Action Plan by keeping BAS and energy systems operating efficiently and comfort set-points adjusted within established limits. Communicates the goals of the Climate Action Plan effectively and respectfully to customers and refers requests for individual set-point variations for review per established procedure.
Creates and maintains BAS dashboards, reports, and alarm notifications to identify and prevent problems proactively. Possesses the experience to determine the fault source, impact of the fault on the system and customers, and the required sequence of actions required to resolve relatively simple system and equipment faults.
Performs timely preventative maintenance and service on assigned equipment and systems. Calibrates sensors, tests control valves and damper actuators, performs "wrench repairs", and documents deficiencies requiring planned repairs.
Uses service-level software (Rover, Tracer TU) to test system and equipment actuators, install new or replace existing sensors, calibrate sensors, and perform other tests to ensure functional reliability of equipment and operating/monitoring system.
Programs new control logic and builds user graphics for new BAS-controlled equipment. Edits existing control logic and user graphics to optimize system efficiency and to improve the user-interface.
Replaces BAS components including sensors, switches, relays, freeze-stats, control panels, equipment control modules, control valves, actuators, linkages, dampers, flow meters, electric meters, variable-frequency drives, and other equipment.
Adjusts equipment schedules for special events using the automation system front-end.
Provides guidance on new BAS installations on an occasional basis to enhance systems including installation of new control components, wiring, terminations, and programming as needed.
Responsible for maintaining records for work performed (Preventive and Corrective Maintenance) through CMMS or campus equivalent.
Identifies and attends training sessions to keep knowledge and skills current with new BAS technologies. Continually shares own knowledge with BAS Technician I and II to build their job skills.
Follows established safety rules and regulations to maintain a safe and clean environment.
Supports campus wide activities in the areas of setups, snow and ice removal and any other duties as assigned

Work Schedule: Monday - Friday, 6:00 am - 3:00 pm. Nights and weekends may be required.
Minimum Qualifications: High school diploma or GED required. Vocational or technical school certificate preferred. Or a combination of education and experience which would provide a similar level of skill.
Minimum of 5-10 years of experience in a related field of facilities maintenance.
Strong understanding of HVAC, mechanical, electrical, and instrumentation systems and their components.
Master's certificate in HVAC, electrical, or piping/plumbing is preferred.
Extensive knowledge of HVAC systems typical to higher educational facilities including district heating and cooling systems, central heating, energy management principles, and cooling plants, associated control sequences, and how these interact with building HVAC systems on a campus
Responds to emergency situations during or after hours for the purpose of resolving immediate safety concerns.
Working knowledge of computer programming, extensive experience programming and troubleshooting BAS sequences of operations. Software include: Rover, and Tracer TU.
Experience designing BAS user graphics.
Ability to read and understand construction documents, operation and maintenance manuals, and other similar documents.
Must hold valid and unrestricted State of Virginia Driver's License
