We are looking for a two retail processors, one remote one partially remote, who can review loans originated by retail loan officers and identify and gather outstanding items or questions that could cause closing delays. This position also communicates all approvals and status changes with internal and external partners via phone and email. Additionally, the retail processor performs pipeline tasks necessary to submit loans for credit decisions and gathers and reviews all loan conditions prior to submission for underwriting review.

What You Will Be Doing
- Validates all loan data entered in LOS is accurate and update as needed
- Review all mortgage loan disclosures to ensure in compliance with regulatory requirements including timeframes (dates) and appropriate signatures on disclosures
- Completes required verifications on files, including Employment, Occupancy, Assets, etc.
- Orders third party services (title, appraisal, insurance) through appropriate vendors in accordance with company requirements
- Thoroughly review and validate supplemental documents including but not limited to: Credit report, Income documentation, assets against the loan application; identify and address any inconsistencies
- Review AUS decision and ensure documents in the file satisfactorily meet the conditions; obtain any additional/missing documentation as needed
- Maintains daily workflow prioritization, and communicates effectively to ensure all urgent matters are handled
- Audits files for compliance throughout the loan process: RESPA/GFE, Compensation Rules, HOEPA, all applicable predatory lending tests, TILA, MDIA, and Appraiser Independence requirements
- Obtain and review for acceptability
- Hazard/flood insurance, title reports and all supporting underwriting conditions in preparation for loan closing
What You Need for this Position
Minimum of 3 years of processing experience in a high volume mortgage setting
- Sound working knowledge of conventional, FHA, VA and USDA underwriting guidelines
- Experience with DU, DO, LP systems
- Experience with Encompass is a plus
- Knowledge of title and insurance required
