Property Asset Manager Department: Executive Ownership
Reports To: Aron Harkham, President of Harkham Ventures
Status: Full-Time, Exempt
Rate: $180K - $220K (Employer est.)
Location : Beverly Hills, CA
Harkham Ventures specializes in the real estate industry and manages commercial real estate properties in Los Angeles, San Francisco and New York City. The Property Asset Manager is responsible for ensuring the accuracy, consistency, and timeliness of the financial reporting and accounting functions of all real estate properties, providing information and assistance to Harkham Ventures, ensuring properties are well positioned
The Property Asset Manager is a critical team member who monitors cash flows while driving efficiency and accuracy. Thew will interact with internal team members as well as multiple external parties, including accountants, appraisers, attorneys, banks, brokers, contractors, lenders, and other vendors. Additionally, they are also responsible for focusing on the profitability of properties, maintaining accurate and timely financial reporting, adhering to policies and procedures to ensure acceptable levels of internal controls, compliance with all federal, state, and local regulations and safeguard the owners' assets at all times. Primary Responsibilities: Analyzing Property Management reports Provide oversight and guidance for third-party property management and other service providers Extensive experience negotiating and reviewing commercial real estate leases and related legal documents. Provide turnkey management of properties Prepare, review and comment/summarize monthly financial and operation reports Review and help approve budgets, track capital projects and other expenditures Assist in the development and implementation of business plans and revenue maximization strategies and more Be able to perform financial analysis, including ROI, IRR, and cash flow modeling Review of maintenance contracts Ensure compliance with owner's objectives concerning P&L and operational efficiencies and more Coordinate and oversee various types of real estate projects Coordinate lease renewals, expansions, and expirations Oversees tenant improvement construction and Capital Improvement projects Conduct property walks and summarize conditions Review scopes of work and bidding out maintenance and construction projects Carry out a monthly review of operating statements and ownership reports from Property Management companies Produce reports on assigned portfolio monthly, quarterly, and annually Ensure asset portfolio is managed in accordance with the stated investment strategy Manage the setup of books, accounts, and required processes for newly acquired properties. Accountable for monitoring the progress of projects, approving expenses, and ensuring that project billings are issued and payments sent to appropriate accountants Maintains internal and external client relationships Requirements:
The following outlines the minimum requirements of this position: Minimum seven (7 ) years' of real estate experience with asset management, property management, and transaction experience in multiple product types Relevant institutional real estate asset/portfolio management experience in the office and industrial, multi-family, and/or hotel product types Financial knowledge - In-depth knowledge of financial terms and principles Scope of responsibility – Ability to follow through with decisions made, and interpretation of procedures, company policies and business practices to achieve general results Proficient in Microsoft Word, Excel, and Outlook, Adobe Acrobat, Google Sheets as well as Google Docs Strong organizational and multitasking skills Strong project management and team skills Must be familiar with at least basic property level Profit & Loss Construction management / job bidding experience is a plus Working knowledge of the generally accepted practices for accounting, financial analysis, real estate operations, and property management An understanding of tenant and capital improvements Must have been involved in a number of acquisitions / dispositions of real estate In-office position Report directly to CEO Bonus based on performance and deals closed Thorough understanding of real estate investment structures Efficient multi-tasking and strong time management capability Travel to properties to ensure completion of projects / maintenance from property manager Prepared to be challenged in a fast-paced environment Demonstrated strong analytical, communication, project management, administrative and leadership skills Analyst prior job experience recommended Must be a self-starter Performs all duties and responsibilities in a timely and efficient manner in accordance with established company policies and procedures to achieve the overall objectives of this position. Maintains a favorable working relationship with all other company employees to foster and promote a cooperative and harmonious working environment. Adheres to company policies and procedures. Attends work as scheduled. Follows hotel's dress and grooming standards. Minimizes safety hazards by following all safety rules and procedures. At all times, projects a favorable image of Luxe Sunset Boulevard Hotel to the public.
