Role Summary We are looking for two Accountants (either Property Accountant or Senior Property Accountant) to be responsible for performing the established daily and monthly accounting procedures for an assigned portfolio of properties. Responsibilities include the accurate and timely reporting of property level financial statements in accordance with US GAAP and Company's policies. The role will oversee analyzing monthly/quarterly closing actuals, preparing forecast and budget in close collaboration with the property management team, leasing, and asset management team, and apply critical thinking to challenge and enhance business performance. This role requires 5 days in the office at our Santa Monica, CA location.
Essential Job Functions Property Accounting management Maintain property-specific general ledgers, ensuring all transactions are accurately recorded and reconciled Perform month-end close procedures, including but not limited create and post journal entries, perform bank reconciliations, perform GL account reconciliations, create and post monthly property expense accruals, variance analyses, and other month-end procedures as needed Perform daily activities such as create batches for tenant receipts, review and post tenant billing adjustments, review and post prepayment applications to open charges, review and approve invoices Monitor and maintain cash balances daily, review payables ensuring that vendor invoices are processed for payment as needed Provide oversight and direction to 3rd party property accounting teams Financial reporting Prepare and analyze monthly financial reporting package including balance sheet, income statement, supporting schedules and other reports as needed for each managed property Review 3rd party provided monthly financial statements and supporting schedules Lease administration Manage lease-related accounting activities, including, setting up new leases and rent schedules in accounting system Set up tenant recovery profile/pools in accounting system and prepare CAM reconciliations/estimates for in-house managed properties Review CAM reconciliations/estimates prepared by 3rd party property accounting teams Review complex lease agreements, abstracts, and associate lease commissions calculations Budget and Forecasting Participate in the annual budget process and quarterly current year reforecasting for the responsible assets Monitor actual performance against budgeted expectations Team Collaboration Ensure timely response to all requests from property managers, asset managers and other departments in relation to any property accounting questions or issues Process improvement Continuously evaluate and enhance property accounting processes for efficiency and accuracy Identify opportunities to streamline workflows and improve data quality Assume additional responsibilities and performs special projects as needed or directed -
Qualifications Bachelor's Degree in Accounting or Finance required; CPA certification preferred Demonstrated knowledge of US GAAP 4+ years of commercial property accounting experience with office assets is required Experience in Yardi, MRI or other property management software Proficiency in Microsoft Excel (Power Pivot, Sumifs, Lookups, Index/Match, Regular Pivot Table, etc.) Excellent oral and written communication and interpersonal skills Ability to work effectively in a team and independently Intelligent and analytical problem solver able to make sound recommendations -
Base Salary Range: $90,000-$125,000. This represents the presently-anticipated low and high end of the Company's base salary range for this position. Actual base salary range may vary based on various factors, including but not limited to location and experience.
