The Maintenance Supervisor is responsible for performing and overseeing tenant requests, unit turns and preventative maintenance activities at rental properties within company portfolio. Supervisor contributes to hiring, training and overseeing maintenance technicians. This role includes ensuring completed tasks meet quality standards as well as meet all safety requirements. In addition, responsibilities include ownership of tenant service experience, work order processing/assignment, overseeing property turns from start to finish and ensuring properties meet all owner and HOA standards. This position consists of both office and field responsibilities.
Responsibilities Work Order Management:Completes and schedules assigned work orders and communicates status updates consistently to Maintenance Manager while ensuring quality standards are metResponds promptly and professionally to tenant maintenance service requests with goal of 24 business hour response time or as assigned by Maintenance ManagerContacts tenant with courtesy follow-up to ensure work order satisfactionProvides excellent customer service to tenants and promotes a positive living environment striving for complete resident satisfaction and 5-star client survey responseEducates and reviews the Tenant Maintenance Responsibilities form with residents on common maintenance topics continuouslyMaintenance Technician Management:Assist Maintenance Manager with recruiting, hiring and training all Maintenance TechniciansTrain maintenance technicians in repairs, processes, technology systems and company expectationsManage daily schedules of Maintenance TechniciansThird-Party Trades:Schedules and oversees third-party trades as needed to make repairsEnsure third-party work meets IRS standardsAssist Maintenance Manager with hiring and managing third party trade partnersPreventative Maintenance/Bi-Annual Inspections:Performs and manages areas of preventative maintenance that could be introduced to reduce long-term cost and deterioration of homes within portfolioManage and schedule preventive maintenance and any repairs within multiple trade categories on a perpetual basis to reduce service requests and long-termPerforms scheduled property inspections following Bi-Annual Property Inspection guidelinesManage Move-Out Turns:Identifies repairs needed to prepare unit for new occupancyCreate, assign and ensure completion of work orders & turn related tasksSchedules and oversees all tasks requiring a third-party tradeEnsure all receipts and invoices associated with turn are appropriately collected and saved in fileEnsures property is Show-Ready within 15 calendar daysWork closely with Maintenance Manager to achieve team objectivesPerform On-Call duties as assigned by Maintenance ManagerProvide feedback and updates to Maintenance Manager with daily communicationAct as liaison between Maintenance Technicians or trades and Maintenance ManagerWillingness to commute to all properties in company portfolio as/when neededObtain approval of pricing for repairs outside of normal scope within provided thresholdCompletes property condition assessments at all property visits and present findings to Maintenance ManagerObtains approval from management and purchases maintenance supplies as needed for propertiesUtilizes and cares for company supplied tools and materials properlyPerforms other duties as assigned:Serves as back-up for Maintenance Manager as neededServes as back-up for New Home OrientationsServes as back-up for Client Services assigned work order to ensure use of warranty services when applicableComply diploma or equivalentPrior supervisory experience requiredAdvanced knowledge of residential mechanical systems and residential maintenance work (plumbing, electrical, cosmetic repair, HVAC & appliances)Excellent verbal and written communication skillsValid driver's licenseAbility to be at work on a regular and consistent basisMust maintain professional appearance and comply dress code
