The Maintenance Supervisor will oversee maintenance and repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, painting, and other building systems. Looking for an individual that has supervised maintenance for an apartment community of at least 350-400 units and at least 4-5 staff. Essential Duties: Assists in the achievement of the community's annual budget planDirectly supervises at least two employees in Maintenance and/or HousekeepingCarry out supervisory responsibilities in accordance with policies, and applicable lawsAdvanced ability operate swimming pools to include opening, closing, chemical balancing and equipment adjustmentsAdvanced ability to understand, troubleshoot, diagnose and repair most HVAC systemsAdvanced ability to understand, troubleshoot, diagnose and repair most apartment appliances and their operationAdvanced ability to understand, troubleshoot, diagnose and repair or replace most residential electrical systems/fixturesAdvanced ability to understand, troubleshoot, diagnose and repair or replace most residential plumbing systems/fixturesAbility to evaluate drywall repairs to comply with EPA Renovate Right regulationsAbility to install and repair most common floor coveringsAdvanced understanding of interior residential carpentryAbility to communicate and coordinate vendors and sub-contractorsMaintain good resident relations through best in class customer serviceRequisition of tools, equipment, and suppliesOrder and maintain inventory of maintenance supplies with Community Manager approvalIssue Purchase Orders from YARDI software for maintenance services, products, and inventoryManage service request process by utilizing YARDI software and updating status of requestsEvaluate and repair damage to walls when more than 6 square feet is disturbed Inspects completed work of associates for conformance to standardsEstimate labor hour requirements for completion of job assignmentsFollow and enforce Apartments and OSHA safety regulations at all timesEstablishes or adjusts work procedures to meet schedulesSuggests changes to working conditions and use of equipment to increase efficiency or workflowAnalyzes and resolves work problems, or assists workers in solving work problemsInitiates or suggests plans to motivate workers to achieve work goalsMay perform activities of workers supervisedAssist in annual employee performance appraisal (as directed by the Community Manager or Human Resources)Assist in employee disciplinary procedures when needed (as directed by the Community Manager or Human Resources)Conduct and assist with associate trainingMay participate in the on-call emergency call rotationAll other duties as assigned Performance Factors: Must be depended upon to complete work in a timely, accurate, and thorough manner and be conscientious about assignmentsMust communicate effectively both verbally and in writing with managers, co-workers, and individuals inside and outside the companyMust work effectively and relate well with others including managers, co-workers, and individuals inside and outside of the companyMust exhibit a professional manner in dealing with others and work to maintain constructive working relationships·Must comply with all policies and procedures as outlined in the Employee Handbook and the Operations manual
Must be available for weekend, holiday, and evening hours if necessaryMust be willing to be assigned to other BRG managed communities as neededMust possess a valid driver's license in order to drive for company business as needed Education and/or Experience ·A high school diploma or GED equivalent is required
This is a management level position that requires thorough knowledge of the application, repair, restoration, and construction of apartment units and buildings. ·A minimum of 5 years of prior commercial housing maintenance, including supervisory experience is strongly preferred. Must have the knowledge and ability to paint, install appliances, and perform repairs including--but not limited to--the areas of plumbing, appliances, and electrical items. Must also have the ability to replace locks, smoke alarms, and screens. 
Must have good interpersonal, motivational, and leadership skills·EPA 608 Certification Required ·410-A Certification Required ·NATE certification or similar  Job Type: Full-time
