QUALIFICATIONS:  Associates degree or certification in a related field and a minimum of 4 years of related experience or high school diploma and a minimum of 10 years of related experience in facility maintenance or construction. Be able to read and work from blueprints and specifications. Driver's license required. Must have a good work ethic, positive attitude, professional appearance. Must have the ability to lift at least 50lbs and be able to climb ladders, frequently walk, push, pull, kneel, crawl, stand, reach, and lift. Must be able to work safely around and with high voltage and high-pressure equipment. Must be able to work safely at height above 30 feet. Ability to communicate effectively, (written and verbally) with peers, management, contractors, vendors and the Converse Community.
DUTIES/RESPONSIBILITIES:  This position is a Full-time, NONEXEMPT, Lead Maintenance Technician (multi-craft) for the Facilities department. The Lead Maintenance Technician will work in all areas of facility maintenance including but not limited to: painting, flooring, electrical, plumbing, carpentry, locksmith/hardware, appliance repair, irrigation, logistics, etc. The position requires performing general repair of all campus facilities and equipment, and will require work inside and outside in all environmental conditions. This role has direct contact with the Converse Community and requires exceptional customer service abilities. In the absence of the Maintenance Supervisor, the Lead Maintenance Technician will supervise personnel and serve as the point of contact.
Under limited supervision employee will perform general facilities maintenance and related duties of considerable difficulty requiring a high degree of skill and technical knowledge in multiple trades. Position requires performance of complex duties involving all aspects of facility maintenance. Perform maintenance and repairs to campus facilities, equipment, systems, and hardware.
The Lead Maintenance Technician will promote teamwork, cooperation, and work to resolve challenges; the position requires work in a variety of environments and conditions.
Must be available to work on-call on a rotating schedule with other technicians. This position is considered essential personnel and may be required to work during adverse weather conditions and other emergency situations. Occasionally required to perform work in support of other trades and Facilities divisions as necessary to support the objectives of the college. Under limited supervision, perform general maintenance and related duties of considerable difficulty requiring a high degree of skill and technical knowledge in multiple trade areas. Respond to work requests. Perform diverse activities involving the repair and maintenance of equipment and facilities; designate and monitor/supervise the work of personnel in order to complete assigned work. Adhere to safety practices and principles, and to relevant Federal, State, and Local codes as well as College procedures. Perform work in adverse conditions and limited access areas including at height, on lifts, ladders and platforms and areas such as crawl spaces, attics and equipment areas. May be hot or cold. Work with machines and equipment, hand tools, fixed and portable power tools, lift trucks, man lifts, tractors, and other power equipment. Ensure the maintenance and organization/inventory of assigned equipment and tools in clean, secure, and appropriate working conditions. Assist the Maintenance Supervisor in creation of plans, solicitation of bids, cost/quantity estimating and task organization and supervision. Perform other duties as assigned. Critical Knowledge in the following areas: Carpentry : performs rough and finished carpentry work in the repair of structures such as partitions ceiling tiles, walls, doors, fences, ramps, window frames, roofs, office furniture, carpet squares, and shelves. Glazier:  removes broken glass from window(s) and secures building for safety purposes by boarding up the window openings; replaces window and door hardware; replaces glass for windows, doors, and light fixtures. Electrical: performs electrical repair work in wiring for switches, outlets, plugs, cables, power circuits and appliances; repairs and replaces lighting systems/bulbs; inspects electrical systems for unsafe conditions; maintains and regularly tests working condition of safety equipment including emergency lighting. Plumbing:  identifies plumbing problems; repairs and maintains plumbing leaks or breaks above and below ground; repairs and maintains appropriate functioning systems including sewer/supply lines and drains; replaces seals and other minor parts; repairs, replaces and maintains hot water heaters and other appliances. Painting:  applies and prepares various surfaces for paint, enamel, lacquer, varnish or stain; removes or paints over graffiti; repairs wall coverings. Masonry : lays forms, mixes, pours, finishes, and repairs concrete for sidewalks, pavers, ramps, and slabs. Installs brick and stone using various techniques. Safety/Security/Sanitation: responds to, reports, and removes any safety hazards; reports and repairs damage to college property; responds to and resolves alarm calls; responds to emergency cleanups such as spills and clogged drains. PREFERRED QUALIFICATIONS:  Campus facilities experience in a higher education environment; vocational/trade experience/training; experience with computerized maintenance management systems; knowledge of 3 phase power systems and building code; prior Supervisory experience a plus. Prior pool maintenance experience a plus.
