This family-owned company pushes boundaries, specializing in intricate stonework, steel construction, and a diverse range of projects. They tackle everything from meticulous details to impressive large-scale structures.
Role Overview: The Land Development Project Manager will lead and manage all aspects of land development projects, ensuring successful project delivery from concept to completion. This role involves financial oversight, procurement, documentation, client relationship management, and leading a team to deliver exceptional service and value on multiple active projects. The Land Development Project Manager reports directly to the Vice President of Construction and collaborates with department managers for a cohesive workflow.
Key Responsibilities: Project Oversight and Administration: Initiate Project Kick-off Meetings with Estimators to commence awarded land development projects. Ensure prompt review and understanding of contract particulars within 48 hours of Project Kick-off Meeting. Communicate any identified contract risks to the Chief Operating Officer and Estimator within 12 hours of discovery. Facilitate the generation of RFIs as needed. Supervise the understanding and incorporation of plan/specification revisions from clients. Guarantee adherence to the latest set of plans by subcontractors and in-house field teams. Conduct Production Kick-off Meetings with the General Superintendent for project commencement. Collaborate with the General Superintendent and Superintendent to review and manage scope of work for new mobilizations. Oversee the drafting, submission, and approval of subcontractor agreements. Coordinate Pre-Construction meetings with subcontractors and the assigned field Superintendent. Ensure the creation of Job Books for each assigned project. Procure necessary permits and ensure compliance with local zoning and land use regulations. Schedule Management and Cost Oversight: Understand and accommodate clients' scheduling needs for upcoming weeks on each project. Develop and maintain detailed project schedules within 48 hours of Project Kick-off Meeting. Regularly update project schedules weekly and address scheduling conflicts promptly. Review project budgets within 48 hours of Project Kick-off Meeting and communicate identified risks. Initiate necessary budget adjustments through Buyout Budget Forms. Establish Schedule of Values for each project. Manage timesheets, purchase orders, and invoices promptly and accurately. Facilitate the creation and approval of Change Orders. Handle monthly billing and negotiate billing disputes with clients. Ensure accurate revenue projections and participate in WIP meetings. Client Relations and Team Development: Cultivate and nurture strong client relationships through effective communication and exceeding expectations. Represent the company in industry networking events to enhance client connections. Act as a primary point of contact for client inquiries and complaints. Collaborate with internal teams to address client needs and improve client relations. Provide leadership and mentorship to direct reports, including performance reviews and feedback. Identify staffing needs and development opportunities within the team. Contribute to strategic planning discussions and senior leadership meetings. Safety Compliance and General: Promote and uphold a culture of safety on project sites. Identify and address safety hazards promptly. Ensure proper PPE compliance among the crew and facilitate uniform distributions. Coordinate utility locate requests and ensure compliance with safety protocols. Conduct daily team huddles and periodic meetings as required. Maintain timely communication by responding to messages within specified timeframes. Perform any other duties as assigned. Required Qualifications: Bachelor's degree in Civil Engineering, Construction Management, or related field preferred; relevant experience will be considered. 10+ years of land development experience, with at least 3-5 years in a project management role, demonstrating progressive responsibility and leadership. Highly proficient in various MS Office applications, including Outlook, Excel, and Teams. Strong written and verbal presentation skills are essential for effective communication. Demonstrates leadership abilities, providing mentorship to staff members to support their professional development. Exhibits a strong drive for results in a dynamic, high-growth environment, continuously seeking opportunities for improvement and success. Exceptional communication, technology, analytical, and management abilities enable successful project coordination and execution. Attention to detail, exceptional organizational skills, and the capacity to manage multiple priorities are crucial for delivering high-quality, time-sensitive work. Demonstrates confidentiality and discretion in handling sensitive and protected employee and company information. Operates with integrity, fostering open and honest discussions with team members and clients to address challenges effectively. Capable of engaging and communicating effectively with individuals at all levels within the organization. Proven problem-solving skills and a solution-oriented mindset are crucial when navigating complex situations. Physical ability to inspect job-site production, including walking on uneven terrain and covering significant distances up to 1000 feet.
