Exciting Land Acquisition Internship Opportunity

Position Overview:
The Land Acquisition Intern will play a crucial role in assisting our development team in identifying and acquiring land that aligns with our strategic goals. This is a one-year internship opportunity with the potential for a full-time position upon successful completion.
Responsibilities:
- Collaborate closely with the land acquisitions and development teams to identify, evaluate, and acquire land for future projects.
- Proactively reach out to brokers, agents, and landowners through cold calls and emails to explore prospective land sales opportunities.
- Maintain accurate and up-to-date records of land acquisitions, potential sites, previous sites, and related documentation.
- Utilize various scouting techniques, including online databases, GIS tools, and local resources, to identify landowners and potential project sites.
- Conduct site visits to potential locations to assess their suitability for development.
- Analyze financial models to determine yield on cost, internal rate of return (IRR), and other metrics related to potential development sites.
- Complete additional tasks as assigned by the manager to support the team's objectives.
- Represent our organization professionally in all internal and external interactions and communications.

Qualifications:
- Excellent communication and interpersonal skills, with the ability to collaborate effectively with cross-functional teams.
- Proficiency in using relevant software and tools for document management and research.
- Strong Microsoft Office skills, particularly in Excel, Word, and PowerPoint.
- Exceptional attention to detail and outstanding organizational abilities.
- Ability to communicate professionally with brokers, agents, landowners, and other external parties.
- Self-motivated and capable of working independently and as part of a team.
Compensation:
- Hourly wage: $18.00 per hour.
- Weekly time logging is required, and overtime pay at a rate of time and a half is available for hours worked over 40 per week.
Location:
Louisville, KY, with a combination of office and remote work.
