About the Position Performs the skilled journey-level work required to install, modify, inspect, troubleshoot, repair, and maintain commercial air conditioning/Boiler equipment and systems. Individual must hold a CFC certification.
Job Duties Performs regularly scheduled inspections and maintenance on HVAC equipment.
Diagnoses mechanical and electrical malfunctions associated with fans, pumps, compressors, motors, drive systems, valves, louvers, gas burners, etc.
Able to replace and install new refrigeration compressors, fans, motors, louvers, coils, valves in accordance with industry standards.
Ability to run low and high-pressure refrigerant liquid lines.
Modifies and/or extends existing ductwork to improve air distribution system performance.
Assures that HVAC equipment is operating at maximum energy efficiency and according to original design specifications.
Reads and interprets blueprints, schematics, technical manuals, diagrams, balance reports and equipment specifications.
Safely uses hand and power tools to accomplish job functions. Be proficient with diagnostic HVAC tools such as manifold pressure gauges, refrigerant recovery equipment, multi-meter, leak tester.
Responds to service calls as assigned to include plumbing, electrical and general handyman duties.
Performs boiler maintenance as required.
Responsible for removal of snow and ice.
Job Requirements 10 years' experience in commercial maintenance in the areas of HVAC, plumbing and electrical required.
Must have verifiable training in HVAC and boiler control.
Must have some "handyman" knowledge of the requirements for repairing furniture, fixing pictures, repairing blinds, and similar projects.
Must possess the ability to make independent decisions when circumstances warrant such an action.
Must possess the ability to deal tactfully with personnel, residents, patients, and visitors.
Must alert Human Resources or the Department Director of any change in driving record, including but not limited to accidents and tickets for traffic violations.
