Description
Melhem Enterprises, a real estate company, is seeking an experienced and skilled Manager of Facility Operations for a portfolio of 25+ commercial office spaces.
Responsibilities Include:
Communication and coordination of people and tasks to accomplish repairs and alterations to buildings and equipment systems
Establish, maintain and monitor a preventative maintenance program that promotes esthetic appeal to tenants
Possess good communication skills to maintain a positive, productive relationship with tenants, staff and vendors
Complete move in/move out process for tenants including:
unit preparation and obtaining certificates of occupancy for move in
conducting final inspections when lease(s) expire
market/show vacant properties to prospective tenants
ensure units are current on fire inspections and safety items
screen and prepare leases for unit rentals
obtain competitive bids, oversee capital improvement projects
Maintenance functions as needed/required (ability to handle small repairs, know when to call in subcontractors and oversee larger projects are a pertinent aspect of this position)
Position Requirements
Facility/property operations manager qualifications:
High School Diploma or higher
Demonstrated ability to run a successful maintenance process for
Experience it facilities management capacity
Good communication skills
Basic 'handy person' skills to complete small/quick tenant needs
Must be able to work primarily Monday through Friday (occasional night or weekend emergency may occur)
All properties to be managed reside on the same local Salem, NH street. Onsite working office space is provided. Must have valid driver's license and. Must be willing to answer emergency calls as needed.
