The Mission The mission of the District Manager is to continue building out our operational processes and to drive the property performance of the Portfolio to achieve increased revenue month over month. With a focus on the financials and budgets, the District Manager will set the performance expectations and assure the FreeUp Storage Property Management team is accountable, trained and engaged. This person should be prepared to travel 60% of the time as this is a growing portfolio. This position will oversee facilities located in Washington, Oregon, Colorado, and Texas.
Requirements Key Results Increase Net Operating Income (NOI) Maintain low Accounts Receivable (AR) Manage R & M Expenses Main Objectives and Responsibilities Grow a portfolio of successful stores by learning the market and developing and executing district level strategies to achieve goals specific to each store's unique strengths and opportunities. Responsible and accountable for all District Store activities and operations impacting Customers, Employees, and the achievement of Company goals/ expectations through direct interaction and using appropriate Company resources. Responsible for meeting Company revenue goals by achieving or exceeding monthly budget expectations. Conducts facility audits to ensure physical and operational standards are being met. Watch controllable expenses to provide the highest N.O.I. for each store. Responsible for delivering exceptional customer service and personally interacting with Customers on a regular basis both over the phone and in person. Directly oversees daily activities of employees and provides current, complete, positive, and corrective feedback directly to employees. Develops productive teams through leadership, job-relevant training, developmental experiences, feedback, and mentoring. Creates a climate in which employees want to do their best by leading and communicating the shared Spartan vision with employees and providing appropriate coaching and development. Travels within the designated area to every Store and to other designated locations as directed by the Company to attend meetings and training sessions. Competencies Communication - Excellent written and verbal communication skills. Ability to be tactful and articulate in stressful situations or with a variety of people from all backgrounds. Business Acumen – General marketing knowledge and ability to ensure brand guidelines. Strong understanding of business revenue goals; ability to read a P&L and manage a budget. Initiative – Has a bias for action and is not afraid to be the first to speak up or take a fresh approach to something. Appreciates the trust and autonomy that comes with a macro-managed environment. Organization – Able to handle a variety of tasks while still practicing good time management and communication to deliver assigned projects or important project milestones on time. Tend to multiple problems at once. Customer Service – Treats internal and external stakeholders alike as a customer and has a service mindset. Seeks to identify solutions and addresses conflict in a tactful and empathetic way. Leadership – Gain buy-in from a geographically diverse group. Ability to motivate others and help them succeed. Has a mentorship approach to learning and training development. Qualifications 2+ Years of Multi-Unit Self-Storage Experience Strong written and oral communication skills Proficient with Microsoft PowerPoint and Word Active driver's license and dependable means of transportation Benefits Compensation and Benefits: Full-time position, salary range of $85,000 - $95,000 per year.
