Director of Tax and Accounting Location Boston, MA (South Boston area) : : The Direct Real Estate Team is currently looking for an 7-10 year experienced Finance, Tax and Accounting professional to join our team. This role is based in Boston, MA reporting to the VP of Finance. The role is a rare opportunity to be involved in supporting a Finance Team in its organization and service development during the early growth stages of private real estate funds establishment, investment, and asset management processes. The role includes extensive use of Yardi accounting software, management of third-party accounting and property management service providers and business partnership with the real estate investment and asset management associates. Primary responsibilities of the role include responsibility for accounting of domestic property-owning entities with oversight of Property Manager service providers, tax compliance support for a REIT fund, Oversight of Vendor Management, Accounts Payable and Process Review & Improvement projects. Additional responsibilities also include technical review of US GAAP policies as required and Financial Reporting. The Direct Real Estate Team is part of Fidelity's Alternative Product Development Team ("Alternatives"). It works closely with Fidelity's Asset Management Division to bring alternative real estate investments to market with the objective of building a successful real estate platform of scale. Alternatives is part of Fidelity's Enterprise Services Division that manages the firm's growth initiatives sponsoring new business creation and innovation. The Team works across Fidelity's organization to co-ordinate support of tax, legal, controllership, compliance and risk matters for the real estate funds. The Expertise Were Looking For: Bachelor's degree in Finance or Accounting with 8 to 10 years of relevant experience (accounting, finance, audit, risk, or operations management preferred) Proficiency with Microsoft Office, including advanced experience with Excel and PowerPoint Experience with or willingness to learn property management and accounting software (Yardi experience strongly preferred) Experience with REIT tax rules and tax accounting Experience with Vendor Management and Accounts Payable Experience with identifying risks and developing controls & training materials Ability to manage multiple priorities and deadlines Capable of working independently with the ability to shift between high-level strategic thinking and detail-oriented testing Strong written/verbal communication skills and interpersonal skills, highly organized, and great attention to detail Self-starter with a positive attitude and desire to learn The Skills You Bring: We are looking for an accounting and finance professional to be responsible for financial accounting and reporting of the Core Real Estate Fund's real estate portfolio. The Purpose of Your Role and the Value You Deliver Close Accounting, Tax and Financial Reporting Oversee the close process and day-to-day accounting for the portfolio, including: Collaborate with Property Management and Asset Management for the timely and accurate completion of the close. Review monthly reporting packages that are prepared by property management and resolve discrepancies in a timely manner. Support the annual budget and multi-year planning process for the US portfolio. Review monthly internal reporting packages with variance analysis Review the tax team's quarterly REIT compliance calculations Calculate investor funding and distributions. Review/oversee preparation of quarterly and annual financial statements Drive forward the Fund's initiative to file with the SEC and become 1934 Reporting and Sox 404 Act compliant. Ad hoc involvement with additional Real Estate related Funds Global Process Review & Improvement Identify and develop system/process issues, risks and opportunities for improvement/efficiency, and coordinate across Fidelity to ensure timely resolution Maintain system and process policies, procedures and training materials, as well as approval workflow documentation Provide support to colleagues and 3rd parties, on questions/issues related to systems and processes, in partnership with Technology Consultants Lead and/or support process efficiency and risk management projects and perform ad hoc data analysis and/or reporting, as necessary Global Vendor Management Program (VM) responsibilities: Maintain approval workflows within the Yardi Vendor Management module Oversee annual vendor review to ensure data integrity of the Vendor's Yardi system set up Work with Fidelity's Corporate Compliance and Risk teams to perform risk reviews as necessary Assist with design/development of vendor spend analysis/reporting Global Accounts Payable responsibilities: Maintain a controls and oversight program to ensure integrity of AP data, appropriateness of invoice approvals and timeliness of payments within Yardi Payscan Oversee Accounts Payable/invoice approval workflows within Yardi Payscan Develop workflows for payment process Assist with design/development of AP KPI/risk reporting Design and implement a risk-based oversight program Certifications: Company Overview Fidelity Investments is a privately held company with a mission to strengthen the financial well-being of our clients.
