The purpose of the Corporate & Franchise Real Estate Development Director is to provide strategic leadership and execution of new traditional restaurants, as well as fuel stations, travel centers and franchise restaurant development in a profitable, sustainable, yet accelerated pace. Leads real estate planning and execution for US company or franchise development, including DMA market planning for new restaurants and relocations. Provides execution of the market plans by leading a team of company or franchise development (real estate) professionals for the procurement of new restaurant sites and relocations. Responsibilities include portfolio/asset management, Build-to-Suit Program Fz onboarding, and company or franchise new build program management.
Wendy's is hiring a Director to lead Company Real Estate Development and a Director to lead Franchise Real Estate Development. Leads market development to achieve the AOP and LRP. Includes market planning, consulting, negotiating, and approving all franchise deals. Dedicated team of 5 Real Estate Directors and 1 – 2 Development Specialist. Estimated to be 80%+ of future US Growth.  Leads all of US development, inclusive of traditional restaurants or Frosty Carts, fuel stations, Military, Transportation, Universities, etc. This responsibility has a dedicated resource and will require increased cross-functional engagement and DRSC resources to bring projects to fruition (Restaurant Services, Design, Recruiting, IT and Finance) – Estimated to be 10%+ of future US Growth  Drives execution against the Wendy's US market plan with targeted growth partners by ensuring market prioritization, asset strategy, and appropriate franchise commitment. Leads and facilitates the timeline/ completion of real estate and reinvestment transactions by directing the efforts of others (Real Estate Directors, Real Estate Coordinator, Legal, Field Engineering., Operations, Franchise Development), and serves as the primary point of contact between the Field and Corporate. Also, conducts large franchise portfolio reviews bi-annually.  Directs team efforts to serve the Company or Franchise community on all real estate related matters. Ensures compliance of Wendy's Development activity with all related process and policies, including Global Development Policy.  USD $150,000.00/Yr.

Demonstrated knowledge/skill in market planning and implementation for freestanding "retail" real estate development, site selection, trade area analysis, real estate contract negotiation, construction management, facilities management, and asset strategy. Experience in franchise, multi-unit restaurant/retail industry preferred. Minimum 10 years of experience in a franchise and/or corporate real estate environment and 5 years of experience leading team efforts. Proven track record in leading field-based teams and driving results via creative thinking and problem solving to achieve results. Extensive knowledge of real estate development process including broker management, negotiation, real estate contracts, demographic analysis, financial analysis, site plans and zoning. Proficiency in MS Office, with advanced Excel and PowerPoint skills, Knowledge of GIS analytics, Oracle, real-estate related tools is a plus. Strong influence and negotiation skills with the ability to communicate with Senior Leadership. Clear and effective communication across all media with people at various levels, internal and external. BA/BS degree in real estate, business or other related field. Master's in real estate or MBA preferred. #LI-Remote

The base pay range for this position is listed below. The base pay actually offered will take into account internal equity and budget for the open position and also may vary depending on the candidate's job-related knowledge, skills, and experience, among other relevant factors. This range does not include an estimated value for any benefits, bonus, or other incentives that may be applicable based on position.* The target annual bonus for this role is 25% of annualized base salary, based on actual company and personal performance. Director and above roles are also eligible to participate in the Company's long-term incentive award program.
