What You Will Be Doing The principal aim of this position is to generate significant value for the organization by guaranteeing the precision and entirety of purchase orders and budgets. Furthermore, resolving variance purchase orders in the field as soon as possible by carrying out root-cause analyses and making the required adjustments. Another important area of focus is making use of field knowledge to help with pre-construction phase modifications and enhancements.
Pre Construction Oversee the pre-construction schedule to guarantee construction starts align with corporate timelines. Conduct pre-con processes to ensure accurate vendor setup and provide clear scope of work briefings. Take ownership of budget creation to ensure target margin is achieved. Collaborate with the Product Development team to enhance efficiency and constructability. Lead the review and research of Codes, Covenants, and Restrictions, taking ownership of resolution efforts. Post Construction Manage the soft cycle process to ensure the achievement of proforma starts. Evaluate constructability, establish sales prices, and determine costs for any custom options. Review lot conditions and ensure accurate purchase orders for associated costs. Issue precise and timely purchase orders for all project costs, including updates to previously issued orders. Manage all changes to production plans and materials, including those driven by customer requests. Proactively manage materials and submit variance purchase orders as required. Make updates to budgets, takeoff methodology, and open purchase orders as necessary. Review completed homes to verify the accuracy of projected margins. What You Need for this Position -3+ years of Project Management
-2+ years working in Residential
-MS Project, Bluebeam, Procore, or Newstar experience is a plus
-Bi-Lingual is a plus
-High School Diploma or GED
