SCHEDULE: Full Time 
TRAVEL REQUIRED:  25% - 50% 
COMPENSATION: $97,488.00to $169,806.00   base salary plus potential for variable compensation. Base pay is determined by your skills, qualifications, experience, and location. Farm Credit Mid-America/Rural 1st may compensate outside of the salary range for bona fide reasons not related to membership in a protected class.
About Our Opportunity Our Construction Manager serves as the primary point of contact throughout the construction process. This position works closely with internal stakeholders, construction personnel and vendors, anticipating challenges, implementing solutions and ensuring the project is delivered on time and within scope and budget.
How You Will Spend Your Time Lead all construction meetings with the contractor, architect and major subcontractors, discussing potential or pending change orders, problems, schedule, budget, requests for information and other information related to the project. Provide written reports to the Head of Facilities on project status, including progress photos.  Assist Head of Facilities with: Approving selection of project subcontractors or consultants Reviewing and managing project change orders Recommending project delivery methods, scopes of work and cost estimates. Review all payapps and submittals for payments and change orders. Verify general contractors and their subcontractors are properly insured and bonded; ensure all federal, state, and local requirements are satisfied (i.e. bonding, advertising for final payment, OSHA, EPA, EEO, and other agency requirements.) Review plans and specifications for suitability, including quality, team member safety, building and fire code compliance, size/square footage, future operation costs and budget. Perform regular on-site inspections for quality of materials and workmanship, conformity with plans and specifications, code compliance, on-site safety, adherence to project schedule and general progress of the construction project.  Partner with Legal to ensure contracts represent the association properly, and when necessary, enforce the contract and any revisions. Oversee budget development and maintenance for reasonableness and cost-effectiveness without compromising the project quality and integrity. Ensure all fees, overhead, contingencies, etc., are in line with industry standards. Review the progress of billings, negotiating revisions when appropriate.  Ensure that the architect and general contractor submit appropriate documentation and records. Review submittals for general conformance with construction documents on the association's behalf, and that leadership is apprised of items that need decisioned. Ensure appropriate parties review and stamp submittals and determine if additional consultants should review.  Work with furniture, fixture & equipment (FFE) design architect on space programming, development of bid packages, installation; ensure all FFE scope is appropriately covered. Represents and communicates Farm Credit Mid-America's mission and values and complies with its conduct and security policies and confidentiality expectations.

  Minimum Education & Experience Bachelor's degree in construction management, facility management or related field, preferred. Minimum of seven (7) years relevant experience, including dealing with commercial construction contracts and leading small and large commercial construction projects. Demonstrated competency in cost estimating, constructability reviews, permitting, architectural and engineering services and project budgets. Combination of education and experience considered. 
Mental & Physical Requirements While engaged in this position, team members will routinely sit, use hands for tasks, and communicate orally. Standing or walking is frequently required, while occasional demands include reaching with hands and arms, and lifting or moving up to ten pounds. Vision requirements encompass close and distance vision. The work environment typically has a moderate noise level. This role may entail a blend of mental and physical capabilities, requiring strong mental acuity, problem-solving skills, and occasional physical tasks such as standing, lifting, or extended computer usage. Some roles may require physical or mental requirements related to driving, such as a valid driver's license, and the ability to drive a long-distance.
