Develop Bid Packages and Bid Work Out to Subcontractors - Identifyand communicate the needs of the Field Construction while stayingabreast of and in contact of the most qualified and competitivesubcontractors available for the job. Bidding - Continuous researchfor new competitive subcontractors.
Key Duties and Responsibilities:
Evaluate Bids Received, Negotiate Contract Terms and Pricing,Award and Write Contracts - Identify if bids are in line with BidPackage, analyze pricing with regards to estimates and budgets,negotiate competitive contract amounts and document in contractform.
Maintain Subcontractor Relations - Periodically monitorsubcontractor performance to determine if it is in line withcontract and the needs of construction field personnel. Revisecontracts when necessary to improve the quality of constructionmethods or the quantity of construction materials. Mediate issuesbetween subcontractors and field personnel to maintain a productiveworking environment.
Estimating and Plan Review - Create job cost estimates formultiple trades for a number of plans in different communities.These estimates are based on community standard features, currentindustry costs and knowledge of subcontractors. Communicate witharchitects and engineers on any plan changes, issues, andinconsistencies.
Knowledge of Construction Materials and Methods - Maintainknowledge of past, present and new types of construction materialsand methods. Stay in touch with variety of trade industries to beinformed of newest construction technologies. Be aware of what thecompetition is offering to stay ahead of residential marketplace.
Research/Resolve Accounting Issues - Receive and evaluateoutstanding invoicing from subcontractors. Determine reoccurringissues with billing and budgeting. Meet with individuals involvedin billing/budgeting/accounting processes to clarify procedures andresolve problems.
Collect / Help Manage Subcontractor Insurance and LicenseInformation - Responsible for the initial gathering of insurance andlicense information from subcontractors for all new projects. Worktogether with Risk Management to maintain the proper insurance andlicense information for all of your specific subcontractors throughcompletion of projects.
Other related duties as requested by management.
Experience and Skills:

Education & Experience:
Bachelor's Degree in Construction Management, BusinessAdministration or related field
Minimum of 5 years of in Commercial experience - Residential a plus
Construction knowledge.
Highly proficient and strong working knowledge of Excel.
Skills & Abilities:
Hard working and highly motivated individual with the ability toidentify issues, prioritize responsibilities, take initiative andfollow through with what needs to be accomplished.
Person should be organized, detail oriented, have good problemsolving and communication skills.
Individual should be able to develop and maintain a plan of actionwhile remaining flexible to address any unexpected needs of others.
Experience in the commercial construction industry with knowledgeof construction materials and methods, as well as an understandingof accounting practices and computer skills is necessary.
Occasional weekends may be required.
