Assistant Project Manager – Residential Construction Owner/Developer of a large-scale Manhattan market rate multi-family portfolio is looking for an Assistant Project Manager to join their team. In this role, the APM will work with the teams to manage all construction projects including capital improvements, renovations, turnovers, and potential ground up development. Candidates should possess at least 2 years in construction management with relevant experience.
Responsibilities include: Assist in managing design, development and construction documents Coordinate with Project Manager Manage the permitting process from initial approvals to final Certificate of Occupancy Assist in coordination of consultants, meetings and drawings Perform take-offs, leveling construction bids and manage award process Develop project budgets and project schedule tasks and deadlines. Maintain safety and quality control on projects Maintain strong customer relationship and client satisfaction on project Solicit bids and retain the development team for each project Manage the design team and construction contractors during the development process Value engineer design with contractors and designers to maximize the best product or competitive pricing Manage RFIs (request for information) and RFPs (requests for proposals), submittals, outgoing/incoming documents, change orders, etc. Interface with other members of team to ensure accuracy with outlining scope, goals, deliverables, required resources, budget, and timing. Resolve any issues and solve problems during the duration of each project. Effectively manage project scope by ensuring any changes to scope are documented and approved with the project change request forms. Maintain daily logs. Track and report on project milestones and provide reports to management. Maintain project tracking spreadsheet. Develop tools and best practices for project management and execution. Ensure all project documents are stored and tracked on a timely basis. Proactively assess project issues and identify solutions to meet productivity, quality, and financial goals. Attend client meetings on an as-needed basis and produce meeting minutes. The ideal candidate will have: 2+ years of experience in project management, architecture coordination and/or construction management on ground up/multi-site development Must be able to read construction and shop drawings Strong time management and problem solving skills Demonstrated interest in the development business Must be able to work in a fast paced/entrepreneurial environment Strong written and oral communication skills Bachelor's Degree or certificate in Engineering, Architecture or Construction Management Strong knowledge of Autodesk, Procore and Excel preferred The above salary range represents Advice's good faith and reasonable estimate of the possible base compensation range at the time of posting and is not reflective of the total compensation package, which may also include benefits, equity, and other non-cash incentives.
