Responsibilities
• Assess, troubleshoot, and complete repairs on appliances, plumbing, electrical, and HVAC systems• Coordinate and organize projects, service requests, and assignments• Train, supervise, and mentor junior maintenance staff• Ensure physical aspects of apartments meet company standards and applicable laws• Prepare unoccupied apartments for occupancy• Assist property manager with special projects or requests• Contribute to occupancy goals by performing maintenance duties• Complete maintenance service requests and document status• Perform electrical and plumbing repairs• Perform carpentry work, concrete repairs, painting, and apartment make-ready procedures• Oversee work of subcontractors• Maintain grounds and common areas• Perform snow and ice removal• Replace unit locks and troubleshoot pool equipment• Contribute to financial goals through productivity and cost awareness• Responsible for material control and equipment utilization• Perform scheduled maintenance on all equipment• Keep accurate records and inspect apartments and common areas• Attend training seminars• Maintain shop and storage areas• Interact positively with residents and maintain high levels of satisfaction• Demonstrate professionalism and integrity• Contribute to cleanliness and curb appeal of the community• Comply with Fair Housing rules and OSHA standards• Other duties as assigned
Requirements
• Capable of performing essential job functions• Ability to understand and communicate written and verbal directions• Ability to read and follow safety instructions• Regular attendance, reliability, and punctuality• Ability to work nights, weekends, and overtime• Must be available on the last and first day of the month• Outstanding customer service skills• Well organized with excellent attention to detail• Aptitude to work independently with excellent time management skills• High School Diploma or GED Equivalent• Three years of prior maintenance experience or a combination of education and experience• Boilers License, Pool Operator's License, and EPA Certification preferred• Reliable transportation• Ability to attend and pass certification courses
