Elmington Property Management is seeking an experienced Assistant Community Director in Hermitage, TN for a beautiful affordable property, Hermitage Flats.

A Day in the Elmington Life: As the Assistant Community Director, you will support the overall day-to-day activities of the apartment community by performing basic bookkeeping and rent collection, maintaining strong tenant relations, and inspecting and showing vacant units.
To be successful, you will need to Have experience with LIHTC income limits and rent calculations. Assist Community Director in meeting targeted revenue goals by exceeding occupancy budgets, improving resident retention, and monitoring the property's financial performance. Maintain accurate resident records. Update daily all rents, deposits, and application fees received. Issue appropriate notice when necessary (e.g., late payments, eviction notices, returned check memos). Deposit all receipts before the bank close each day. Inspect move-outs and vacancies. Be knowledgeable of all phases of leasing and resident retention. Work with lease renewals and recertifications in alignment each month. Keep daily records on lease renewals and terminations. Greet prospective clients, show community, and aid in leasing duties. The Essentials Multi-family property management experience required. Ensure compliance with all Affordable Programs regulations and/or other federal, state, and local requirements applicable to the property. Professional verbal and written communication. Administrative and organizational tasks. Presenting a professional image to residents, vendors, and owners. Customer service focused. Operating computers and other technological devices to access email, internet websites for business marketing, and company-utilized software. Preparing, locating, and compiling information and documents. Responding to issues outside of normal work schedule when required. Accurately reporting all time worked by clocking in before beginning to work and out only when done working. Following all company policies and procedures. Thrive in a team environment. Willing to develop and learn.
