Description Brookwood Village, Summit Pointe & Villas at Countryside Position Summary: As a Grounds Technician, you will be responsible for the daily upkeep and appearance of your community in order to maintain a welcoming environment for residents and guests. A successful Grounds Technician is able to manage their time effectively, is detail oriented, a trustworthy team player, and takes pride in their work. In addition, this position needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates and vendors.
Primary Responsibilities: Perform daily grounds maintenance of the property including picking up and disposing of all trash, pet defecation removal, maintain pet waste stations, and sweeping walkwaysMaintain all trash rooms for cleanliness and functionality; ensure trash chutes are operable and working, unclogging as neededClean pools as directed, monitor chemical balance, maintain logs as required by city ordinances, when applicableConduct inspections and routine repairs of the irrigation system, when applicableAs requested, assist Maintenance and Housekeeping teams preparing vacant apartment homes; trash out vacant units, etcAccompany vendors to vacant and/or occupied units, as neededClean windows, breezeways, all amenities/common areas, model homes and offices, complete building repairs/paint and replace exterior/ interior light bulbs as needed Water plants manually, as neededAssist team with distributing resident correspondence and notices while maintaining privacy of confidential and sensitive informationMonitor supplies and maintain equipmentEnsure maintenance shop/custodial area is clean, organized, and professionally presentable at all timesFollow all company key logging and storing proceduresRegular and effective communication with Community Director / Service Manager / Maintenance Manager / Area Service Manager and other teammatesPromote safety and use of Personal Protective Equipment (PPE) to minimize exposure to hazards that cause workplace injury and illnessInspect, respond to, and follow up with safety issues, accidents, liabilities and emergency situations immediatelyQualifications: Able to lift and carry up to 80 pounds, climb ladders and climb multiple flights of stairs at a timeAble to use appliance dolly, push/pull up to 200 poundsAble to work outdoors in all weather conditionsAble to be on feet constantly for entire work shift, if applicableComplete tasks in a safe and efficient mannerAbility to work in a fast-paced environment with strong motivation to learn & contribute on a daily basisAble to give professional directions clearly in person, over the phone, email, and textExperienced in Microsoft products preferred (Word, Excel, PowerPoint and Outlook)Yardi and ADP experience preferred; Willing and able to learn new software programsFollow Weidner's Mission, Vision and Values and comply with all Weidner policies and procedures as well as all Fair Housing, local, state, and federal lawsPrompt, regular attendance; wear company dress code / uniform & maintain professional appearance at all timesWork effectively and cooperatively in a team environment and/or independentlyAbility to work outside of normal scheduled hours as neededWilling and able to be assigned to other Weidner properties as neededWorking knowledge of English; detail oriented, well organizedMust agree to a criminal background check and sign an agreement for voluntary drug testingMust have access to personal vehicle and/or reliable transportation, at all timesUS driver's license, vehicle and vehicle insurance must be valid and unexpired at all times
