Monday - Friday, 8a-4:30p General maintenance position. Previous experience in a healthcare or hospitality setting preferred. Previous experience swimming pool maintenance a plus.

JOB SUMMARY Ensures that the facilities on the campus of John Knox Village are maintained in excellent condition. Performs general maintenance duties for residents and associates on John Knox Village campus. May perform general duties in the areas of plumbing, electrical, mechanical, painting and carpentry. Supportive of the Village's mission, values, and service/hospitality (PRIDE) expectations. Completes training hours as required by policy.
ESSENTIAL JOB FUNCTIONS Assists residents and John Knox Village associates to ensure completion of work orders. Performs general renovation duties and responsibilities. Troubleshoot, repair and maintain machinery, equipment, physical structures and plumbing and electrical systems of industrial establishment, using hand tools and power tools. Dismantles machines, equipment, televisions and small appliances, replacing defective parts and motors. Cleans and lubricates machine parts such as shaft, pulleys, gears and bearings using grease gun and oil can. Clears clogged drains and repairs or replaces plumbing fixtures. Knowledge of drain cleaning equipment. Makes repairs on John Knox Village campus buildings, apartments and houses utilizing effective decision-making and prioritization skills. May hang ceiling fans, lights, pictures, move furniture and other general maintenance requests. Replaces defective electrical switches, light bulbs, ballasts and other fixtures. Repairs and adjust windows, storm windows, realigns glass. Repairs or replaces locks, hinges and cranks. Haul or recycles trash. Participates in environmental training and respirator usage as needed. Available on-call for emergencies, rotating weekends and evenings, and for snow removal as needed. May be assigned to VCC and responsible for maintaining laundry equipment, wheelchairs, emergency generator and other machines and equipment unique to long-term care environment. Shovels snow, hauls trash, uses ladder as needed. Adheres to all safety regulations and requirements. Ability to handle stress and gets along with others within the workplace and with customers outside the department. Ability to maintain acceptable standards of workplace conduct. The responsibilities described above represent the primary responsibilities of the job. Other responsibilities may be assigned by the supervisor as warranted by business needs. The incumbent is expected to perform all assigned responsibilities. ESSENTIAL QUALIFICATIONS Education: This position requires the level of education typically acquired by a course of study leading to a high school diploma or GED and a minimum of two years trade school. Licenses/Certifications: Must have a valid driver's license and proof of auto insurance. Must have or be able to obtain a Missouri Class E driver's license or equivalent within 30 days of hire if position assignment requires use of JKV vehicles. Knowledge and Skills (required unless otherwise noted) : A minimum 2 years of maintenance experience preferred. Ability to read and interpret documents such as safety rules, operating instructions, handbooks and procedure manuals. Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to apply concepts of basic algebra and geometry. Ability to define problems, collect data, establish facts, and draw valid conclusions. Must be able to interpret blue prints, construction documents, schematics and wiring diagrams. Basic level keyboarding required. Must have problem solving skills, speaking ability, handle people well and initiative. Must complete asbestos awareness training within first six months of employment. Must have excellent time management skills, with the ability to multitask and establish priorities. SPECIAL WORKING CONDITIONS The associate is subject to both inside and outside environmental conditions including extreme cold temperatures typically below 32 degrees for periods of more than one hour or extreme heat temperatures above 100 degrees for periods of more than one hour. The associate is subject to sufficient noise to need to shout in order to be heard above ambient noise level. The associate is subject to vibration of the extremities or whole body. The associate is subject to hazards such as proximity to moving mechanical parts, moving vehicles, electrical current, working on scaffolding and high places, exposure to high heat or exposure to chemicals. The associate is subject to atmospheric conditions that affect the respiratory system of the skin: Fumes, odors, dusts, mists, gases or poor ventilation. The associate is subject to air and/or skin exposure to oils and other cutting fluids. The associate is required to wear a respirator when performing certain tasks. The associate frequently is in close quarters, crawl spaces, shafts, man holes, small enclosed rooms, small sewage and water line pipes, and other areas which could cause claustrophobia. The associate is required to function in narrow aisles or passageways. Must be on call for emergencies. Essential aptitudes include spatial aptitude, motor coordination, form perception, finger dexterity, clerical perception, manual dexterity, color discrimination and eye/hand/foot coordination. The associate may be exposed to infectious diseases and is required to function around individuals with challenged mental capacities. All associates may be called upon to assist other departments in a declared emergency situation. Physical and Mental Demands The physical demands described below are representative of those that must be met by an individual to successfully perform the essential functions of this job. Very Heavy Work – Exerting in excess of 100 lbs of force occasionally, and/or up to 50 lbs of force frequently, and/or up to 20lbs of force constantly to move objects. The associate is required to have visual acuity to perform an activity such as operating machines such as lathes, drill presses, power says and mills where the seeing job is at or within arm's reach; performing mechanical or skilled trades tasks of a non-repetitive nature. Climbing: Ascending or descending ladders, stairs, scaffolding, ramps, poles and the like, using feet and legs and/or hands and arms. Body agility is emphasized. Balancing: Maintaining body equilibrium to prevent falling when walking, standing or crouching on narrow, slippery or erratically moving surfaces. May need to stoop/bend, kneel, crawl, reach, stand for sustained periods of time and walk long distances. May need to push, pull, lift with regular or repetitive motion. May need to pick up, pinch, type with fingers, grasp with fingers and palm. May need to feel attributes of an object such as size, shape, temperature or texture by touch with fingertips. Talking: Expressing or exchanging ideas by means of the spoken word; those activities where detailed or important spoken instructions must be conveyed to other workers accurately, loudly, or quickly. Hearing: Perceiving the nature of sounds at normal speaking levels with or without correction, and having the ability to receive detailed information through oral communication, making discriminations in sound. Repetitive motions: Making substantial movements of the wrists, hands, and/or fingers. Hand / Eye Coordination. Color Discrimination. Tolerance to dust /odors. SUPERVISION RECEIVED/GIVEN Reports to the Lead Maintenance Associate or the Manager of Maintenance.
