About the Role: As a CBRE SP- Associate, you will be an integral member of a brokerage team and learn how to become a successful commercial real estate broker. Focusing on a variety of business development efforts, marketing real estate properties, and assisting with the negotiation process of lease terms, purchase, or sale of an asset on behalf of clients.

This job within the Brokerage job function. They are responsible for the buying, selling, and letting of residential, office, and commercial properties on behalf of clients for occupation.

What You'll Do: Learn and develop a solid understanding the nuances of the local area's commercial real estate market as it pertains to supply and demand factors. Benefit from a blended learning approach that encompasses sophisticated training modules and on-the-job training, specifically targeting these areas: Secure new and expanded business opportunities through prospecting, networking, cold-calling, relationship building, and selling additional services to the current client base. Provide clients with pertinent information on leasing availability, current market conditions, and property values. Accompany prospective clients to property sites to discuss features, leasing rates, and terms. Assemble property data for such as tenant surveys, summary reports, maps, etc. Report and update senior brokers on potential deals being generated, issues/concerns and next steps. Collaborate with senior brokers to gain extensive knowledge by participating in the following areas: Prepare RFPs and review responses. Evaluate data and prepare specialized reports on average asking rents, tenants in the market, historical data, and market comparisons. Gather and coordinate materials necessary for transactions such as listing agreements, commission agreements, leases, and sales agreements. Prepare offers, term sheets, and lease amendments. Participate in contract negotiations and due diligence with attorneys. Have some knowledge of standard principles with limited practical experience in applying them. Lead by example and model behaviors that are consistent with CBRE RISE values. Impact the quality of own work. Work within standardized procedures and practices to achieve objectives and meet deadlines. Exchange straightforward information, ask questions, and check for understanding. Bachelor's Degree preferred with up to 3 years of relevant experience. Real Estate License is required. Ability to use existing procedures to solve standard problems. Experience with analyzing information and standard practices to make judgments. In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc. Organizational skills with a strong inquisitive mindset. Intermediate math skills. Ability to calculate difficult figures such as percentages, fractions, and other financial-related calculations.
