Scope/Purpose of the Position
Assist designated Mortgage Loan Originator(s) in growing their business through a combination of marketing, sales, and administrative responsibilities.
Key Responsibilities and Essential Functions

Understands the Operations policies and procedures
Maintains knowledge of product manuals and all company programs and their requirements
Remains current on Laws/Regs: Responsible for staying up-to-date on federal, state, and local laws and regulations; FNMA; FHLMC; FHA; and VA as they pertain to the mortgage lending industry
Reports to work on a daily and timely basis
Primary Responsibilities
Pre-Qualifications: Assist the Loan Officer in the pre-qualification process for potential borrowers including but not limited to: Conducting an applicant interview and full completion of the 1003 loan application, completion and client review of the GFE and Closing cost worksheet, obtain and review of in-file credit reports, and recommendations and/or advice on loan program eligibility
Borrower Eligibility Review: Review and analyze requested income and asset documentation to determine prospects ability to repay. Review all additional documentation needed to determine prospect also meets product guidelines prior to issuance of a pre-qualification letter
Coordinate Loan Package Standards: Ensure each file meets file quality and completion standards set forth by Regional Guidelines prior to submitting for client disclosures to be disbursed. Submit file to Disclosure team within 24 hours from complete loan package
Processing Missing Documentation: Performs necessary follow-up with the borrower and/or the loan referral source (realtor, builder, etc.) to ensure the timely receipt of any missing documentation needed to meet file submission standards required by the file set-up team and the loan processing department. Review and complete upload of all documentation into the Blitz-docs system and re-run DU/LP to ensure borrower qualifications
Facilitates Communications - Managing Expectations and File Timelines: Maintain communication with the borrower and the loan referral source regarding any change of loan status as it pertains to documentation needs in cooperation with the assigned loan processor, milestone touch-points (Processing, Underwriting, Approval, Clear to close), and milestone to ECD (Estimated Closing Date) in the effort to properly manage expectations in meeting loan commitment and closing dates
Loan Officer - Communication and pipeline review: Act as a liaison between the Loan officer and Processor for all matters related to each file. Conduct a daily Brief and Debrief meetings/calls with designated MLO to review full pipeline and set daily strategy/initiatives
Loan Processor - Communication and Pipeline Review: Conduct a weekly or as needed pipeline meeting/call to identify file progress or issues that need to be addressed
Contact borrower and referral source a minimum of 48 hours prior to closing to review the preliminary HUD-1 settlement statement from the attorney/processor

Marketing Support:
Provide marketing/business development support as needed which may include but is not limited to the following:
Coordinate relationship building functions and/or events
Maintain CRM database and overall drip campaign
Coordinate monthly mailers as needed
Maintain and manage MLO Social Media Campaign
Establish a variety of effective marketing techniques for maintaining business relationships with active and prospective referral sources
Coordinate efforts with the Regional Marketing Associate as needed to assist in event planning and the creation of new marketing materials to support MLO's relationship building efforts

It is understood that you are not licensed to originate loans or communicate with clients and that you are currently in the process of obtaining such licensure while employed as a Loan Partner at HomeBridge. Your job is not associated with contacting borrowers or originating loans through borrowers. You are prohibited from discussing any potential loan applications, lending activities, active loans, or potential loan scenarios with actual or potential borrowers. You acknowledge that engaging in loan origination directly with borrowers is strictly prohibited and will result in your immediate termination. You will be prohibited from accessing: (i) pricing engines, (ii) any websites which contain information pertaining to loan origination activities; (iii) any software used by HomeBridge in the loan origination process; and (iv) any other loan origination materials at HomeBridge's disposal.

Excellent oral and written communication skills
High level of interpersonal skills to work effectively with others
Excellent organizational and time management skills
Basic computer skills including the ability to function in a Windows Environment utilizing Outlook, Excel, Word and MS Project
Ability to hear and understand customer inquiries and oral instructions from supervisors
Ability to work overtime as/if required
Ability to work in a fast paced, high volume environment

Minimum Qualifications
Must be federally and State licensed as a Mortgage Loan Originator in the states where business will be conducted. If not currently licensed you must be licensed within 60 days of hire date.
Required at all times to possess a valid motor vehicle driver's license and shall provide evidence thereof at time of employment and thereafter at any time requested by HomeBridge. Required to possess valid motor vehicle insurance as required by the state in which the motor vehicle is licensed. Required to provide evidence thereof at time of employment and thereafter at any time requested by HomeBridge. If your driver's license or insurance is revoked, suspended or discontinued you must notify Human Resources immediately of the revocation, suspension or discontinuance action.
