Position Purpose:

The Floating Maintenance Supervisor is responsible for the oversight of the maintenance operations for one or more properties. This involves a safe, secure and comfortable living environment for residents, visitors and staff. The Floating Maintenance Supervisor will carry out assigned duties in a safe manner and other duties as requested by Community Managers, Property Managers and Directors

Your Day to Day:
:Assists in planning and preparation of upcoming inspections and helping achieve Inspection ready Communities.
:Collaborates with Training Department on skills and training needed for onsite staff.
:Guides and assists on insurance claims, large property losses (e.g., floods, water damage, fires) including collaboration with the Facilities Department.
:Ensures vendors are scheduled for timely repairs and support in the vendor bidding process.
:Trains and supports the hiring of Leads and the interview process as needed.
:Assists Managers with scheduling vendors for all move:in, move:out and annual inspections, when there is an open Maintenance Technician position.
:Collaborates with the Preventative Maintenance Crew, as needed, on common findings and work with the onsite staff on a plan to correct.
:Supports prompt turnovers in communities that have experiences high turnover rates.
:Trains and supports the maintenance of accurate record keeping, including Elevator Issues, Safety Binders, Key Logs and all other facilities related materials.
:Promptly responds to Down Elevators and ensure proper policy and protocol is being implemented.
:Assists in correction of noted safety concerns, included but not limited to, trip hazards, bad lighting, unsafe practices, missing PPE and/or other noted safety hazards by both internal and external parties.
:Coordinates periodic interior and exterior inspections with the preventative maintenance lead and maintain property files accordingly.
:Ensures Communities are closing work order timely and providing quality customer service.
:Quality check calls to residents to ensure site staff is providing exceptional customer service to our residents.
:Assists in Punch Walks for new Communities when there is an open Maintenance Position.
:Supports and assists in Maintenance Shop setup for both new and existing Communities.

What You Bring:

:High school diploma/GED and five years (5) of experience with maintenance, landscape, and irrigation systems or combination of education and relevant experience.
:Three (3) years demonstrated supervisory experience is preferred.
:Conduct all business in accordance with Company policies and procedures, state and federal laws; e.g., OSHA, ADA, and Fair Housing.
:Must have an understanding of affordable housing regulatory inspections (e.g., REAC/TCAC/MOR inspections and their requirements).
:Proficient with MS Office and Property Management software.
:Extensive Plumbing Knowledge.
:Rough and finish carpentry experience.
:Basic knowledge of landscape maintenance.
:Strong written and verbal communication skills.
:Must have reliable transportation and valid California drivers license, including auto
